Welspun One commits ₹550 crore for a new logistics park in Pune’s Talegaon

India’s warehousing and logistics sector continues its rapid growth trajectory, and the latest major development comes from Welspun One. The warehousing and industrial real estate platform has announced a significant investment of ₹550 crore to develop a state-of-the-art, grade-A logistics park in Talegaon, Pune. This expansion strengthens the company’s presence in one of Maharashtra’s fastest-growing industrial corridors while supporting India’s broader manufacturing and supply chain ecosystem.

A Strategic 46-Acre MIDC-Allotted Land Parcel

Welspun One has secured a 46-acre Maharashtra Industrial Development Corporation (MIDC)-notified land parcel in Talegaon MIDC Phase IV. The upcoming logistics park will span 1.2 million square feet (msf), making it one of the key warehousing additions to the Talegaon–Chakan belt, a hotspot for industrial and logistics operations.

The master plan includes four buildings, each ranging from 1 lakh sq. ft. to 3.5 lakh sq. ft., thoughtfully designed to meet the specific operational demands of high-growth sectors such as:

  • Third-party logistics (3PL)

  • E-commerce

  • Fast-moving consumer goods (FMCG)

  • Automotive and auto ancillary

  • Engineering

  • Manufacturing industries

Each structure will feature tailored specifications to support high-throughput activity, ensuring the park is well-equipped for modern supply chain efficiencies.

Prime Location in the Thriving Talegaon–Chakan Belt

The Talegaon–Chakan region is widely recognised as one of India’s most promising warehousing micro-markets and for good reason. The new site offers exceptional connectivity and infrastructural advantages:

  • 375 metres of frontage along a proposed 45-metre-wide MIDC arterial road

  • Three-side access through internal MIDC layout roads

  • Just 10 km from the upcoming Pune Ring Road

  • 11 km from the Mumbai–Pune Expressway

  • Easy connectivity to Pune, Mumbai, Nashik and Western Maharashtra

Its proximity to the Talegaon manufacturing zone makes the location especially attractive for companies relying on just-in-time (JIT) operations, near-plant inventory, and efficient supplier coordination.

A Market Backed by Strong Demand

Pune has seen impressive warehousing activity throughout 2025. The city recorded approximately 7.4 msf of warehouse leasing year-to-date up from 6.8 msf in the same period last year reflecting 10% growth. Notably, the Talegaon–Chakan corridor contributed nearly 70% of this leasing activity, highlighting its rising status as a preferred destination for both warehousing and industrial users.
